On average, depending on the size of the home and type of construction, anywhere from 60-90 minutes.
What areas are not included in a Walk Through Inspection?
I will look at the roof but not walk it. I will access the attic hatch and look inside but will not crawl through the attic. I will not access any crawl spaces under the home. I will look at the electric panel and wiring and examine for any improper wiring or tapping. I will do a visual inspection under cabinets for leaks but will not determine “flow rate.”

Who is a Walk Through Inspection for?
With this type of Inspection, either the buyer OR the seller could choose to pay for and have a Walk Through done. Sometimes the seller needs to know what types of things to be prepared for, or have repaired or replaced, in their home prior to listing it with a realtor for sale. This is the perfect type of Inspection for that purpose. The seller escorts me through their home, room by room, and we discuss any concerns he/she may have, as well as any areas that I may identify as needing further evaluation by the appropriate professional.
As for a buyer; If the home is brand new construction, or the seller is a family member and the buyer is more familiar with the property, this may be a cost effective alternative to the Complete Pre-Purchase Home Inspection.
