A Light Commercial Inspection covers many of the same areas and components as a Complete Pre-Purchase Home Inspection. For our purposes, the term Light Commercial is defined as “Any real property that has four or less dwelling units.” Buildings falling under the category as “Light” will be no more than two stories most times and have a maximum of 20,000 square feet. It is a visual walk-through inspection and will exclude equipment such as elevators, escalators, and pump houses, together with their associated components. Also, any building or property that has current heavy manufacturing taking place is excluded, as these are usually very large facilities.

Depending on the size of the property, its current use, number of stories, roof access, and construction type, the inspection could take all day, but never more than that.
