What is a Buyer’s Inspection?

A Complete Pre-Purchase Home Inspection, or Buyer’s Inspection, covers everything from the roof to the basement (or under the home), inside and out. Before all else, a Buyer’s Inspection sets out to determine the safety and function of all facets that are included in the inspection. These reports include photos, descriptions, and explanations of not only the deficiencies I may find but also the positive things that your new home will have to offer. I feel that it’s not only important to know what may be wrong and what could remedy the situation, but also to be knowledgeable of those components that are safe and functioning properly!

Do I need a Complete Pre-Purchase Inspection (Buyer’s Inspection)?

You may, depending on the home’s characteristics (age, construction type, location, etc.)  and your intended purpose with the property. Remember, a 4-Point Inspection is limited in its scope to just the four areas listed above. For example, in comparison to a Complete Pre-Purchase Inspection of anywhere from 100-300 or more pages (including photographs), the 4-Point may only be 10-15 pages or fewer with limited photos. Who needs a Complete Pre-Purchase Home Inspection?

Every potential buyer needs this Inspection service, period! Whether the home you are considering is 100 years old or 100 days old, there could be serious safety and/or health hazards along with mechanical or structural deficiencies, and you, as the buyer, need to be aware of these things before buying your next home! It’s a very small price to pay for the peace-of-mind that Home Inspections Near Me provides.

Is there anything that is not included in the Buyer’s Inspection?

Yes, this is a visual inspection for safety and function. As a member of the oldest home inspection organization in America, the American Society of Home Inspectors (ASHI), there are Standards of Practice that I must follow. Many of my services already go above and beyond these Standards, however, there are specific limitations that will be outlined and explained to the buyer(s) prior to the Inspection in the Inspection Agreement form. For example, The scope of the inspection does not include “Recreational Equipment.” These are things like hot tubs, saunas, leak testing swimming pools, children’s play equipment or tree houses, or any other components that are not permanently attached to the home. How long will it take the Inspector to complete the full Buyer’s Inspection and do I have to be there?

The Inspection can take anywhere from an hour and a half to three plus hours depending on the size, condition, and type of construction. No, you do not have to be present, but I love it when my buyers are there! That way I can point out and explain firsthand both the pros and cons of their possible purchase. At the bare minimum you realtor should be present as your representative and the gatekeeper to allow access to the property. However, the Inspection Report will only be delivered to the buyer(s) unless written authorization has been given permitting otherwise.

How much does a Complete Pre-Purchase Home Inspection cost?

The price starts at $400 for homes under 2000 sq ft and increases based on size and amenities.

How long will it take me to get the completed Inspection Report?

Reports are returned within 24-36 hours.

What if there are major problems, but the seller agrees to fix everything? Will you come back and verify repairs?

YES! For every Inspection I offer a “Second Look Option.” If, within 60 days of the Inspection, repairs are made, I will come back out and verify the repairs and update the reports for only $75!

What If the Contract is Canceled due to findings?

If during the inspection, or post inspection, the buyer chooses to cancel the contract for any reason, the buyer will be charged for time on site and any additional inspections that were performed (i.e. crawlspace inspections, insurance inspections, etc.) as well as any written reports they received.
